Property Acquisitions & Due Diligence

We lead and or assist in the acquisition of property and sites on behalf of Private Clients, Trusts, Reits, Funds and Public Sector Clients. We negotiate with vendors and agents on behalf of our clients, providing full property due diligence including “stack up’s”, sensitivity analysis, instructing valuer’s, quantity surveyors, planners, architects on feasibility schemes, any other professional discipline required to undertake a full due diligence service prior to agreeing final terms and instructing solicitors on purchase agreements, funding applications and contracts.

Development Feasibility

We have the skills and the expertise to provide full development feasibility studies and costings at concept stage to ensure our clients’ have confidence prior to purchase. In all cases we will provide appropriately qualified and experienced personnel with the required skills, knowledge and judgment to assist our clients to determine the type and quality of property development required to achieve institutional and top quality grade development projects.

Local Authorities (Planning Negotiations)

Prior and post-acquisition, we will carry out planning feasibility studies and Masterplanning studies to include advice on potential planning status and risk. We can advise on financial contributions and Part V agreements and planning conditions. We engage with the relevant local authorities on pre planning application meetings and supervise the entire planning process. We engage with local government authorities for the establishment of permissible property development and acquisitions, including sourcing approvals, and determining the highest and best use of the site. We have extensive experience in rezoning of land and change of use.

Construction Project Management and Delivery 

We act as the lead consultant in managing the initial design concept with the design and cost teams. We then manage the detail design process to planning application stage.

Post planning we will manage the design and cost due diligence process including value engineering to ensure our clients’ achieve the optimum scheme at the best price to meet their expectations and current market demand. We will assist in the appointment of letting agents to produce schemes that deliver what the market requires at any given time.

We specialise in taking the project to tender for construction including preparation and management of the tender documents and the recommendation of appropriate contractors, including assisting solicitors in the legal contract documents and collateral warranties. We will project manage the entire construction project to practical completion, snagging and agreement of final accounts.
